This hotel is located inside a residential building with no operating elevator at the time we stayed July 2026. The ac keeps the room cool not cold...this is typical in Europe. If you're looking for a convenient and safe place to rest after exploring Rome, this is the perfect place. It is located very close to most of the major archeological sites. Walking and exploring Rome was very convenient from this location. This hotel would be good for travelers not vacationer's.

Excellent location. Clean. Fresh towels every day. Room is a little warm (July). Basic amenities. No real lobby. Host is polite.

Old and tired. Not a traditional hotel with lobby reception but have to ring bell outside, manager let's you in, up 1 flight of stairs (has elevator but not to this floor). Inside is office and 3 small rooms. Our room has dangerously slippery shower floor, moldy shower curtain, broken light fixture, lights with missing fixture so just a bare bulb. Lots of deferred maintenance. You had keys to let yourself in from the street and inside the "Inn" . Do not recommend at all!

5 star location. Literally down the street from the Colosseum. Plenty of restaurants and a mini markets nearby. Friendly staff. Be advised, this is a small boutique hotel within a larger building of serveral residences, etc. It’s not fully staffed 24/7. If you’re not checking in during the check in window, plan ahead. We arrived very early on a Sunday morning and were able to store our luggage at a nearby cafe through “bounce”. Very convenient. Staff was very friendly. Accommodations aren’t fancy but it’s got everything you need and the place was clean.

We absolutely loved our stay at Nicholas Inn! The location was perfect for all the activities we had planned to enjoy the city of Rome. Its location makes it a prime spot for getting around town to visit all the wonderful historical sites that Rome has to offer. It is a 15-20 minute walk from the train station and close to several Metro stops. The room was clean, our linens were refreshed each day, it was spacious, and the staff were available for questions as needed. It looks out over a main road so there is lots of activity until the early hours of the morning but once the window was closed, you can easily block any noise out. We enjoyed having it open and listening to the sound of the locals as they ended and began their day. There’s not an elevator and part of the stairway is narrow, so be prepared to carry your luggage up a flight of stairs. The only thing we didn’t like was the mattresses - not so comfortable but other than that, I highly recommend the inn and would absolutely stay there again.
